TITLE:Declare Escheated County-Owned Property as Surplus & Donate to Habitat for Humanity 

I.MOTION REQUESTED
 A) Declare County-owned escheated property (acquired due to non-payment of real estate taxes) located at 2744 Winona Drive, North Fort Myers as surplus property;
B) Approve donation conveyance of a surplus County-owned lot in North Fort Myers, to Habitat for Humanity of Lee and Hendry Counties, Inc., a qualified not-for-profit affordable housing organization in accordance with Florida Statutes 125.38 and 125.379;
C) Authorize the Chair, on behalf of the Board, to execute the County Deed;
D) Authorize payment of necessary fees and costs for recording fees; and
E) Authorize the Department of County Lands to handle and accept all documentation necessary to complete this transaction.
II.ITEM SUMMARY
 Declares a vacant lot as surplus land and conveys it to Habitat for Humanity of Lee and Hendry Counties, Inc., a qualified not-for-profit affordable housing agency for construction of affordable housing. This lot escheated to Lee County due to non-payment of real estate taxes. The requested lot is located at 2744 Winona Drive, North Fort Myers, Florida. The organization plans to construct affordable housing for a low-to-moderate income family on the property. Lee County has donated 15 vacant lots to Habitat for Humanity within the last five years, not including the subject lot.

  The subject lot was acquired by the County on February 2, 2018 via the escheatment process (non-payment of taxes). County Departments were notified and no County purpose was identified. Habitat for Humanity of Lee and Hendry Counties, Inc., a Florida not-for-profit corporation, qualified as exempt under Section 501(c)(3) of the Internal Revenue Code, pursuant to Florida Statutes 125.38, and 125.379, expressed interest in accepting the lot as a donation. The organization plans to utilize the property to construct affordable housing for a low to moderate income family. The property is located at 2744 Winona Drive in North Fort Myers. Conveyance of this parcel will reduce the County's inventory of surplus land, maintenance costs, and liability associated with the property.
